Airbnb
Stay in one of our two wonderful houses on our highly rated, peaceful estate
The Oast House
Our listed mid-victorian Oast house is available to rent. It sleeps up to 10 people so it is fantastic for group bookings. It comes with a private garden as well as secure external storage for the likes of bikes if you have come to cycle. There is good wifi as well for those who need it. Roni is a Super Host with 4.96 stars. To date Roni has received close to 300 reviews.
Puncheur Place Cottage
Puncheur Place is our smaller semi-detached cottage (the one on the right in the photo) sleeping up to six people. It is a cosy cottage with a fireplace, as well as large garden which can be enjoyed in the summer. It also has secure storage in case you bring anything such as bikes. There is good wifi. Again, Roni is a Super Host with 4.95 stars for this cottage. To date she has amassed over 300 reviews.
Thanks to all of those who work at Henden and in particular my wife, Roni, what we are particularly proud of are the consistently good reviews that our two Airbnb houses have received over the years. As ofd today, the number of reviews are well over 300 per house, which is larger than for most Airbnb properties. At the end of April of this year, out of curiosity I decided to ask Google’s Gemini AI tool how these two properties stood in Airbnb’s rankings for this country. The statements on both houses made by Gemini, verbatim, are as shown below. We intend to maintain the record given below
The Oast House
The Oast Farmhouse in Ide Hill, Hever, Edenbridge, currently sits in the top 1% of all eligible listings on Airbnb based on ratings, reviews, and reliability. It is designated as a "Guest Favourite," which is Airbnb’s highest tier of recognition for consistent excellence. Here is how it breaks down in the rankings:
Performance & Standing
Rating: It maintains an exceptional 4.96 out of 5 stars
Review Volume: It has over 330+ reviews, which is significantly higher than the average listing. Maintaining a 4.96 rating over that many stays is what secures its place in the top 1% percentile.
Host Status: The property is managed by a Superhost with over 7 years of experience, contributing to its high reliability score.
Why It Is Ranked So High?
The property stands out in the "top 1%" category for several specific qualitative reasons mentioned by guests:
Location & Views: Situated on a private Tudor Estate within the High Weald Area of Outstanding Natural Beauty (AONB), it is frequently praised for its "spectacular uninterrupted views" of the Kent countryside.
Heritage: As a listed mid-Victorian Oast house (a traditional building used for drying hops), it offers a unique architectural experience that is rare even among luxury listings.
Strategic Proximity: It is ranked highly as a "base" because it is within 4 miles of five different National Trust properties, as well as Hever Castle and Penshurst Place.
Category Highlights
According to guest feedback, the property scores near-perfectly in these specific areas:
Hospitality: Often the highest-rated category for this stay, specifically noting the host’s local suggestions.
Check-in Experience: Consistently rated 5 stars for ease of access.
Outdoor Spaces: The large garden and secure grounds are cited as a primary reason for its high recommendation rate for families and groups.
In short, if you are looking for the "gold standard" of English country stays on Airbnb, this property is officially verified as being in the top tier of the platform's inventory.
Cottage 1 or Puncheur Place
The Sweet Farm Cottage (also known as Puncheur Place) holds an equally prestigious ranking as its sister property, the Oast Farmhouse. It is officially ranked in the top 10% of all homes on Airbnb, often fluctuating into the top 1% for its specific category (Cycling & Countryside Retreats).
Like the Oast Farmhouse, it carries the "Guest Favourite" badge, which is the platform's highest mark of quality. Here is how it compares:
Rankings & Ratings
Star Rating: It holds a near-perfect 4.95 out of 5 stars.
Review Volume: It has roughly 347+ reviews. This is a massive volume for a single cottage, and maintaining such a high rating over nearly 350 stays is what places it in that elite top-tier percentile.
Host Consistency: It is managed by the same Superhost (Roni), who has a 7-year track record and an average hosting rating of 4.96 across all their properties.
Key Performance Categories
According to Airbnb’s internal "Ranking Highlights," this cottage scores at the very top for:
Scenic Location: Guests consistently rank the Ide Hill/Hever area as one of the best for rural tranquility in Kent.
Hospitality: It is frequently cited for the host's specialized knowledge, particularly for cycling and local history (the estate was famously owned by the Boleyn family).
Reliability: It has a "zero-cancellation" reputation, which is a major factor in Airbnb's ranking algorithm.
Differences from the Oast Farmhouse
While both are in the top tier, they serve different "Top 1%" niches:
The Oast Farmhouse is ranked as one of the top large group/heritage stays (sleeping up to 10).
The Sweet Farm Cottage is ranked as one of the top niche activity stays. It is specifically marketed as a "Puncheur Place," tailored for the cycling community with secure storage and washing facilities.
Summary: If you are looking at these two properties, you are essentially choosing between the #1 large-format stay and the #1 specialized cottage stay in that specific region of Kent. You can't really go higher in the rankings for this area.
